All eyes are now on the World Cup’s effect on Miami’s hospitality market.
The outlook for most U.S. hospitality markets going into 2026 was cautiously optimistic, and that prognosis has mostly played out, with national T-12 RevPAR showing modest growth. Miami is a clear positive exception. The market typically makes its year in peak season, and 2026 will largely be carried by months that are already in the books. What’s left is how much growth there is to add in the remaining months of the year, with the World Cup providing a higher than normal ceiling for the summer months.
Through April 2026, Miami’s YTD RevPAR has grown by 11.2%, driven by double-digit RevPAR growth in four out of five tracked submarkets. The chart below plots each submarket’s year-to-date changes in ADR and Occupancy. All five tracked submarkets show outstanding YTD ADR growth, even in areas where Occupancy has taken a step back thus far in 2026.
Promisingly, this growth appears to be accelerating. The chart below compares T-3 RevPAR growth to T-12 RevPAR growth, illustrating real momentum in four out of the five tracked submarkets. The acceleration is led by Miami Downtown South and Miami Beach, where T-3 RevPAR growth is well into double digits; North Beach is the lone exception, with recent momentum trailing its twelve-month trend.
All eyes are now on the World Cup’s effect on Miami’s hospitality market. Miami will host seven World Cup matches featuring major draws in group play – Brazil, Portugal, and Colombia – plus a Round of 32 match, a quarterfinal, and the third-place game. The World Cup layers a concentrated, nonrecurring burst of demand onto a stretch of the calendar that normally lags peak season, providing upside on top of an already-strong year. With peak season banked, the only question for Miami is how high RevPAR can go.
